TERMS AND CONDITIONS OF BOOKING

 

  1. In these Terms and Conditions “you” or “your” means the person named in the Booking Confirmation. “we”, “us” or “the owner” means the owner of Chapel Cottage, Winton, CA17 4HS. 
  1. The owner reserves the right to accept or decline bookings entirely at our discretion. 
  1. Your contract with the owner will begin when we issue you with your booking confirmation and will be based on the terms and conditions set out in this document. 
  1. You, as the person making the booking, will be responsible for all members of your party. You must be at least 18 years old at the time of booking.  Children under the age of 18 must be accompanied by an adult. 
  1. All bookings are confirmed when we issue you with your booking confirmation. Your booking confirmation will detail the cottage you have booked, the dates of your booking, the total amount payable and the dates on which payments are due. 
  1. A non-refundable booking fee of £100 is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full. 
  1. The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rent. 
  1. All cancellations must be notified in writing or by email. Your booking will be cancelled with effect from the day we receive your email or written notification and will be subject to the cancellation charges set out in Section 9 below. 
  1. Our cancellation charges are calculated according to the time between when we receive notification from you that you wish to cancel your booking and the start of your booking. Our cancellation charges are set out below:

    10. If you cancel your booking after the booking start date, we will not issue you any refund for any remaining nights of your booking. To clarify, this includes              when you cancel your booking for any reason outside of your reasonable control, including without limitation, inclement weather and illness. 

  1. We strongly recommend you take out travel/holiday insurance to compensate you in these circumstances. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation. 
  1. If you want to change any detail of your confirmed booking you must let us know by telephone, by email or in writing as soon as possible. Whilst we will do our best to accommodate you, we can’t guarantee that we’ll be able to meet any request for changes. Any reduction in the number of nights will be treated as a partial cancellation and cancellation charges calculated in accordance with Section 9 may apply.  If we are able to change your booking, you must pay us any additional accommodation costs due as a result of the change – we’ll confirm the amount of any additional accommodation costs due at the time we change your booking. If your accommodation costs are lower as a result of the change, we’ll refund you the difference at the time we change your booking, and, if applicable, any cancellation charges.  
  1. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control.  Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday.   
  1. No parties or events – the maximum number of persons using the accommodation at any time must not exceed 6 persons (with the exception of a baby in a cot) and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. 
  1. The owner or a representative reserve the right to enter the property at any time to undertake emergency/essential maintenance or for inspection purposes. 
  1. Check in time is normally 00pm on the day of arrival and guests are required to vacate the cottage by 10.00am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. 
  1. You will be provided with a Welcome Folder at the cottage that contains important safety information about your stay. We strongly recommend that you read the information contained in the folder to ensure you have a safe and enjoyable stay.  Please ensure that you and your party familiarise yourselves with the layout of the cottage and exits. 
  1. You must only use the cottage for the purpose of your holiday. You must not use the cottage for any other purpose, including business purposes without prior written consent. 
  1. You must not use the cottage, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities. You must not cause any nuisance or annoyance to any neighbours or anyone else during your stay. 
  1. You must keep the accommodation and its contents clean and tidy and leave them in the same condition as when you arrived. 
  1. Smoking is not permitted inside the cottage. Please note smoking includes use of vapours and/or e-cigarettes.   You and your party must not use candles, fireworks or Chinese lanterns at the cottage. 
  1. The cottage has a log burner. You must comply with the instructions within the Welcome Folder, particularly regarding appropriate fuel use for your safety. 
  1. Pets are permitted at the cottage. Only 2 pets are allowed at any one time (unless prior arrangement has been made with the owner).  You must inform us at the time of booking if you wish to bring a pet.   Pets will not be allowed upstairs.  Pets are not permitted directly on the furniture.  You must provide a covering if your pet wishes to do so.  You are responsible for cleaning up after your pets.  Pets must be supervised at all times/not left alone in the cottage.  We do not accept dogs listed under the Dangerous Dogs Act. 
  1. In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.  
  1. Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage. 
  1. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. 
  1. Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you. 
  1. The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, or grounds. Such defects should be reported immediately so that the relevant action can be taken as soon possible 
  1. No compensation will be given for any temporary outage of electricity, water, internet connection or television service. 
  1. The owners are not responsible for the loss of any personal belongings or valuables of the guest. 
  1. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. 
  1. Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision. 
  1. Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. 
  1. Please respect the community and try to keep noise levels to a minimum, especially between 10.30pm and 8am. 
  1. Please report any problems of complaints which you may have concerning the property must be immediately reported directly to us/our housekeeper and we will endeavour to put matters right. Any complaints not reported to us/the housekeeper at the time and only reported after the guest has returned from holiday will not be considered by the proprietor. 
  1. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. 
  1. Any equipment, including but not limited to, bicycles, golf clubs, tennis rackets, high chair and other items which are left at the property by either the Owner or other guests is used at your own risk. Please take care to ensure all equipment is in working order and used correctly to avoid accident or injury. 
  1. This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would within their own house.
